Only If is part of the inaugural exhibition at the Museum of Modern Art “Architecture Now: New York, New Publics” featuring 12 projects that envision a more accessible, sustainable, and equitable New York.
Only If’s contribution, “The People’s Pool,” includes a model, drawing, photographs by Anna Morgowicz and a film by Hudson Lines. The project is located on and adjacent to the existing Kosciuszko Pool in the Bedford-Stuyvesant neighborhood of Brooklyn. The Kosciuszko Pool is one of 65 of New York City public pools, completed in 1971 and designed by the architect Morris Lapidus. Our proposal includes a retractable roof covering half of the pool, a recreation center on an adjacent vacant city-owned lot, new landscape and a natural pool filtration system, and a series of strategic interventions to increase the year-round functionality and accessibility of this important civic resource and overlooked cultural asset.

Since 2008, the field of architecture has engaged the economic precarity, social atomization and privatized “sharing” economies of contemporary society through models of communal work and dwelling, ranging from market-driven co-working and living spaces to renewed speculations on social condensers and phalansteries. At a moment in which physical collectives are being dispersed, and society has reached, almost instantly, a terminal state of precarity, isolation and virtual exchange, what is the status of this desire for architectural forms that contain whole communities and frame new commons? Only If is one of 5 winners of the Big Ideas for Small Lots competition organized by New York City. The competition addresses 23 irregular, vacant city-owned lots, and received 440 entries from 36 countries. For the past several years we’ve been examining the specific and cumulative potential for housing on New York City’s irregular, narrow, and leftover land, both through our exhibited research, but also through a 13’-4” wide house now under construction in Brooklyn. Our proposal draws on this expertise and, to ensure its feasibility, strategically avoids the infrastructure of larger buildings. We are excited the city has initiated this project and thrilled to work towards realizing housing on these lots.

We are excited to announce that our project “Irregular Development” will be exhibited at the 2017 Shenzhen Biennale, opening Friday 12/15. New York City is known for its grid, but in fact, narrow, triangular or very small lots can be found throughout the city. These lots are produced by diagonal streets, easements, and historical conditions before the grid, including farms and New York City’s “urban villages.” The lots, due to their atypical dimensions and area, as well as current zoning regulations, remain unused. The project identifies and catalogs irregular and vacant properties throughout New York City, some of which are owned by the city. Irregular Development seeks to demonstrate the feasibility and potential of these sites through speculative housing prototypes. Supported by Columbia GSAPP and the 2017 Shenzhen Bi-City Biennale of Urbanism\Architecture. Team: Karolina Czeczek and Adam Frampton, with Kutay Biberoğlu, Pierre De Brun, Joey Parrella, and Yi Sun.
